Ottawa has recently updated housing regulations to become more housing friendly. For homeowners this means more flexibility in what you are permitted to build on your lot. Specifically, the new zoning rules allow up to four units (a fourplex) on formerly single family lots.

To accommodate these changes, the City of Ottawa is allowing new houses up to 3 storeys. Homes in typical urban and suburban areas in the N2D zone is limited in size based on lot coverage up to 40%. 7000 sq ft lot supports a footprint of 2,800. For total square footage, multiply the footprint by the number of floors, so two storeys on this lot can have up to 5,600 sq ft. of floor space.
