Attached and Detached Garages: Knowing the Difference Before You Build
The first question isn't what your garage will look like or how many cars it will hold. It's 1) where it will sit on your lot and 1b) whether it connects to the house. That decision shapes everything from design to service requirements.
Attached garages are common in Ottawa. They share a wall with the main house and must meet the same front-yard setbacks (minimum 6 metres from the front lot line). 5/8" fire-resistant drywall is needed on the shared wall with the main house as well as a fire-rated door between the garage and living space. These safety requirements aren't just a good idea, they're required by code.
Detached garages sit in the rear yard with more permissive setbacks: 0.5 to 1.0 metre from the rear lot line and 0.6 to 1.0 metre from the side. They're structurally independent and usually bit faster to build.
Both types require a building permit from the City of Ottawa if in excess of 10 square metres (107 sq m) so the size of any garage worth building. Ottawa zoning also caps total lot coverage at 40-45% in N1 zones and 50-55% in N2 zones. Your site plan has to comply to site coverage limits to get permits.

Structure goes up, then electrical rough-in. If you want an EV charger, that may require a subpanel and a 240V circuit. We'll identify your Hydro One needs in the design stage so we're not scrambling during construction.
Stage 5: Inspections
Ottawa Building Code Services inspects at multiple stages. We schedule these in advance and make sure the work is ready.
Stage 6: Finishes and Handover
Insulation, drywall (fire-rated where required), windows and doors, pain, and exterior finishes. We walk through the completed garage with you, address your punch list, and deliver your final documents and warranty.
