Garage Construction in Ottawa

Red Seal Certified attached and detached garage builds managed from permit to handover.

Two car garage construction in Ottawa suburbs

A new garage is one of the most useful builds for your property in Ottawa. It protects your vehicles, adds storage, and at the end of the day increases resale value. But the difference between a garage that goes smoothly and one that drags on for months comes down to who is managing the work on the ground, day-in, day-out.

KV Construction is a general contractor in Ottawa specializing in residential renovations and new construction. Our Red Seal Certified team handles garage construction from design, permit application, framing, and final inspection. We manage the trades like the electrician and roofer, the schedule, and all the paperwork so you're not the one chasing contractors.

KV Construction has been building and renovating homes across Ottawa for 17 years. Shawn, KVC's founder, is on-site throughout every project. That matters for garage construction, where executing a design perfectly sometimes comes down to decisions made in real time.

Attached and Detached Garages: Knowing the Difference Before You Build

The first question isn't what your garage will look like or how many cars it will hold. It's 1) where it will sit on your lot and 1b) whether it connects to the house. That decision shapes everything from design to service requirements.

Attached garages are common in Ottawa. They share a wall with the main house and must meet the same front-yard setbacks (minimum 6 metres from the front lot line). 5/8" fire-resistant drywall is needed on the shared wall with the main house as well as a fire-rated door between the garage and living space. These safety requirements aren't just a good idea, they're required by code.

Detached garages sit in the rear yard with more permissive setbacks: 0.5 to 1.0 metre from the rear lot line and 0.6 to 1.0 metre from the side. They're structurally independent and usually bit faster to build.

Both types require a building permit from the City of Ottawa if in excess of 10 square metres (107 sq m) so the size of any garage worth building. Ottawa zoning also caps total lot coverage at 40-45% in N1 zones and 50-55% in N2 zones. Your site plan has to comply to site coverage limits to get permits.

Once we have the garage location and size decided, we can explore features like EV charging, door mechanism, and additional storage.

How We Build Your Ottawa Garage

Stage 1: Design Review

We'll review your concept or work with your designer to find out how your garage will fit within your lot's setbacks and coverage limits. We'll iron out details upfront so you can avoid expensive change orders.

Stage 2: Permit Application

We prepare and submit your permit package to the City of Ottawa with a site plan, sections, materials, and electrical schematics.

Stage 3: Demolition, Excavation, and Foundation

Depending on what already exists on your lot, we prepare the site for the right foundation. The simplest approach is an insulated concrete slab.

Stage 4: Framing and Rough-Ins

Structure goes up, then electrical rough-in. If you want an EV charger, that may require a subpanel and a 240V circuit. We'll identify your Hydro One needs in the design stage so we're not scrambling during construction.

Stage 5: Inspections

Ottawa Building Code Services inspects at multiple stages. We schedule these in advance and make sure the work is ready.

Stage 6: Finishes and Handover

Insulation, drywall (fire-rated where required), windows and doors, pain, and exterior finishes. We walk through the completed garage with you, address your punch list, and deliver your final documents and warranty.

Someone On-Site Every Day

Most contractors coordinate from a distance. They send a crew, check in occasionally, and rely on workers to make judgment calls that affect your project. Problems may show up during construction, but if they're not addressed right away minor details become expensive to redo.

Shawn is on site throughout your garage build. When the inspector arrives, when the concrete is poured, and when the framing goes up, he's there. That's how decisions get made correctly the first time.

A single-car attached garage in Ottawa typically runs 8 to 16 weeks from permit to handover. A detached garage runs 6 to 12 weeks. We build to those timelines and communicate immediately if anything changes.

Frequently Asked Questions

Do I need a permit to build a garage in Ottawa?
Yes, if the structure exceeds 10 square metres, so pretty much anything bigger than a jail cell, which applies to any functional garage. Your permit package should include a site plan, sections, and electrical drawings.
How much does garage construction cost in Ottawa?
A single-car detached garage typically runs $30,000–$60,000. A double-car attached garage may be $70,000–$120,000. Detached garages vary by size, foundation type, and finishes. We provide a detailed, itemized quote before any work begins.
Can I build a suite above a detached garage?
Yes. Ottawa's 2026 zoning by-law allows coach homes which are accessory dwelling units above a detached garage. These involve additional requirements around ceiling height, egress, and fire separation. We regularly build to these standards and can walk you through what's involved.
Who handles inspections during my garage build?
We do. We schedule inspections with Ottawa Building Code Services, prepare the site for each stage, and manage any follow-up. You don't need to coordinate with the city.
